Resource Guide - (10/10) What are the cost involved in managing and marketing your accommodation?

There are two costs categories:

  • Marketing commission
  • Management costs

If you decide to use a self-catering rental agency you can manage and let them only market your home or you can choose to let the agency market and manage. In general the agency marketing commission is 20%. This does not include management. Some agencies add a percentage for management others work on a fee per incident.

Therefore, a low maintenance home with all the features as discussed previously will benefit from lower management fees.

Tip: Managing your own home is a great idea if you can do it well. It will also reduce your cost. A very successful manager owner with 4 homes and very high occupancy run four homes with living in managers who meet, greet, do the garden, linen, cleaning etc. If you your property allows then this is a great way.

Management Incidents include

POSSIBLE MANAGMENT INCIDENTS


  • Meeting upon arrival - exchanging keys and briefing the guests.
  • Greeting upon departure collecting keys, follow up on issues like breakages etc.
  • Incidents during the stay: Fixing DSTV, WiFi and liaison during the stay. This can be limited by instruction manuals and well-maintained homes.
  • Cleaning - once a week and upon departure. This includes washing of linen, cleaning of the home.
  • Garden, windows and pool - this is normally subcontracted to dedicated providers.
  • DSTV, WiFi, electricity costs the owner pays direct to providers.
  • Maintenance issues - we start the process through owner and see that responsible people get access. Giving access is a fee incurring activity.
  • House manual, fire extinguisher and other.

Tip: In order to reduce cost some owners opt for keyless entry. It can either be a remote electronic lock like the fancy new age Lockitron, one of these old-fashioned keysafes or a gsm operated switch key. Keyless locks are used extensively by remote owners giving access to guests and trusted people who need access to the house.
