Managing your home also includes liaison with your guests from pre-arrival to post-departure. This is a critical function.

Some new owners, and mostly owners who make their home available for high peak and other holidays think they can get the money from the guest, and and sit on the beach in Plett, switch off the phone and hope the guest survives the broken geysers, ant invasions, etc.

Unfortunately, this is a recipe for disaster, because if things can go wrong they will. We have discussed how to set your home up for guests arriving, relatively maintenance free and having a home manual. If you have done the basics well, you have a 90% chance of having a peaceful time while your guests enjoy your home.

Self catering agencies provide a marketing function, and an optional management function if owners cannot manage their own homes. Managing is a make or break function; it takes a lot of work, preparation and liaison with guests - and it's time-consuming. Prepare well or else your life could become a mess.

Note: If you want to manage your home; know that you'll be on call 24 /7. If you are an experienced manager of your home then you'll know what is involved. If not employ a very effective short term rental agency as your manager. It's not free but it will save you many headaches.

  • Pre-arrival. Exchanging arrival info with the guest and informing everyone involved.
  • Meet the guests upon arrival. This can be a mess as guests don't care about arrival times while you may wait hours for them to arrive. Then you exchange keys, brief them on the house, and show them the home manual.
  • Liaison with the guests while they stay at the home. If something goes wrong, from a lack of water, electricity, broken stuff, flea attack, broken aircon, burglary and other.
  • Negotiate Issues:  Only naive owners may think all guests are happy. Some will arrive in a bad mood; the neighbours complain, cut the lawn, mosquitos may attack them. Whatever. You need to have your best negotiation dress on when that happens. 
  • Departure: Saying goodbye is the easy part. You collect keys, check the home for issues, and arrange refunding the breakage deposit. If there are issues you need to get involved with taking money from the breakage deposit. The good news is in more than 5 years  we have had to deduct less than 1% of the time for breakages.
