Let's look at how to prepare your self catering home for guests arriving.

Rule One:  you need to add more value than expected. You can fool a guest once. Add value. This does mean you have to go and buy baskets of fruit, flowers, wine, cheese etc. These are consumables; nice but focus on lasting value; quality workmanship, neatness, and maintenance. These are the most important first impressions.

Your guests are tired when they arrive and critical, they have spent a lot of money and now expect you to return the favour.

If you fail the first impression test you are in for a nasty ride.

After they have been briefed on the home they want to switch on the tv, go online, use the fancy Nespresso. If you don't have procedures to address FAQ be prepared for the calls.

At our homes we have a house manual in a thick binder listing all the procedures, how to do things, where to go, where electricity (DB) board is, emergency numbers, restaurants, things to do and more.

If you don't have these you will be called 24 hours a day.​

  • Prepare a positive house manual: At the above link is a copy of a house manual, by one of our owners, she prepared for her guests. 
  • Negative vs Positive Rules: You need to set the scene in a positive way. Have you been to a holiday house or hotel with rules stuck to walls, mirrors? Will you return? No. When you create your house manual you'll add house rules. Let's look at smoking; You can say, "No Smoking!" or you can say, "Smoking is only allowed outside of the house."
